New projects like BrickellHouse are driving growth
The total volume of contracts for future construction in South Florida reached $326.1 million in February, a 50 percent increase compared to the same period in 2011, according to a report from McGraw-Hill Construction. There was $218 million in contracts for futur...e construction in February 2011. The totals include residential and nonresidential buildings. Since the beginning of 2012, contracts for future construction are up 22 percent compared to the same period in 2011. The report was compiled by the research and analytics unit of McGraw-Hill Construction. Alexander Britell

Where are foreign buyers looking?

Point2 has just released a report which analyses the views of listings across their syndication network.   Specifically, they look at where international buyers are looking.

Here's a quick peek at some of their findings:
  • Overall, the most visitors came from Canada, followed by the U.K. and Mexico
  • 33% percent of the international traffic searching for homes was directed to Florida listings.

Welcome to this YOUR Blog .... my neighbors of the beautifull "Riviera" Section in Coral Gables.

Through these weekly blogs we will keep you informed on how our immediate real estate market community, beautiful section "Riviera" in Coral Gables is evolving...as well as updates on the latttest restaurants in our area, new stores opening...and much more !!

The attached table details the number of properties that are active until the day March 15, 2012 in the areas between Le June Road and Cortes, and between Sunset Drive and Bird Road. In order to perform the following statistics we divided the sales price of $ 250,000 ranges, starting at $ 500,000 and taking at most $ 2,000,000.00, with that said we will be referring to 6 price ranges.


As noted there are currently 18 active properties in the range of $ 500 to $ 750 thousand. # 1 In this range, the average price per square foot under air conditioning is $ 286.50. Of course there is a portion of houses where square value is higher price because it is directly related to its finishes;   such as a remodeled kitchen with marble finishes could have a higher value, and so on.

In the range # 2, we see active  5 houses priced from $ 751mil to $ 1,000,000., with price per square foot,(under Air conditioning)  average of $ 338.

We look at the range # 3 and analyze a decrease in supply, for this range of properties between $ 1,000,000 and $ 1,250,000;  there are only four active homes on the market at this time (statistics as of March 15, 2012). Among the amenities of these properties are Florida pine wood or slabs of Cuba throughout the property, double car garage and swimming pools with heating systems, among others.

In the range # 4, the supply continues to decline ... only 2 active properties for the price range between $ 1,250,000 and $ 1,500,000. The price per square foot of $ 420 here. Some of the special amenities of these properties are: high Ceilings, romantic balconies, swimming pool with cascades, etc.

For the range # 5 we see a trend towards improvement in the supply of properties, as we see there are 3 active between the values ??of $ 1,500,000 and $ 1,750,000. The average price per square foot here is $ 426. Usually these properties consist of at least 3,500 sq. feet, with architectural designs either Spanish colonial, Village French or even American Ranch. Among the special amenities we can find Wine Cellars, ample entertainment outdoor and indoor areas even with chimneys.


In the last rank, # 6, we  analyze 3 properties available  between $ 1,750,000 and $ 2 million. The average per square foot among these are $ 445. Special amenities include, not limited to, direct  access to water, fully fenced property, immaculate gardens, spectacular entertainment areas including cinema hall.
